With a goal of maximum impact at a minimum budget, MKD was hired to provide design services and overall project management for an out of state client on this project. This home in the Brookside neighborhood of Kansas City is currently a rental property, with the owner considering a sale within the next year after all updates are completed. Phase one of the project was to complete a major update in the kitchen and two bathrooms, while refreshing paint and carpet in the rest of the home. The kitchen received a complete gut, with new cabinets and configuration, counter tops, flooring, appliances, lighting, paint and trim.

This home in the Brookside neighborhood of Kansas City is currently a rental property, with the owner considering a sale within the next year after all updates are completed. Phase one of the project was to complete a major update in the kitchen and two bathrooms, while refreshing paint and carpet in the rest of the home. The downstairs bath had all wall tile removed and walls repaired, updated 6x6 tile on shower surround, new light fixtures, medicine cabinet, small pedestal sink and faucet, shower plumbing fixtures, GFI outlets and tub refinish. We added baseboards and a linen cabinet/storage in the empty space that used to be the laundry chute. The upstairs bath was in much better shape to begin with, so we replaced the plumbing fixtures and medicine cabinet, repaired the walls as needed and had the original tub and tile cleaned.

This is an ongoing update to a home in Kansas City, MO. The first phase of the project was to update the living room to more contemporary look. For this room, MKD was responsible for specifying finishes, as well as desiging the custom fireplace surround to meet the desired needs and look that the client had requested. While not necessarily a fan of mounting the television above the fireplace, the room configuration made this the best possible location and a tilt mount was used to change the viewing angle to a more"neck friendly" position.

Known as the "Gaunt House", this Northwest Missouri State University property is on the National Register of Historic Places and has been the primary residence to the university's president since its completion in 1870. The current president and family hired MKD to assist with completion of the renovations and updates throughout many areas of the home, primarily to help with the finishing touches such as draperies, rugs and furniture that will tie the entire look together. The home presents many challenges, with the largest being the need to blend comfort, an updated look and family friendly environment with what is essentially an open university property that may see over 100 guests at a particular function or host the most formal of dinner parties. A tight budget, an old home and working around many existing furniture pieces round out the challenges, but MKD and the client are meeting those head-on and producing a look fit for a president, but comfortable and functional enough for a family. This project is still ongoing, and pictures will be posted periodically as we go.

MKD was hired to design a 2-story fireplace and full wall built-ins for the great room of this Fairway, KS home undergoing a full remodel. Incorporating the use of natural stone and reclaimed timber beams, the wall and fireplace acted at the focal point for the large room and set the tone for the rustic feel the homeowner was seeking throughout. **Update: Unfortunately, the decorator that hired MKD for this aspect of the project has decided not to allow MKD to post pictures of the completed design. I do have photos available for private viewing should you require them for proof of experience.

MKD was hired to assist a decorator with design work in this whole-house remodel in Shawnee, KS. MKD was brought on-board to design a custom loft in a child's bedroom, custom closet built-ins, custom media built-ins, fabric selection, furniture selection and space planning. **Update: Unfortunately, the decorator that hired MKD for this project has decided not to allow MKD to post pictures of the completed designs. MKD was hired to space plan and furnish two common area spaces in Riverbend Lofts, Kansas City, MO. Factors to consider for this project were to specify furnishings that could hold up to use in heavy traffic areas, as well as make a visual impact, as these two areas are the first to be seen upon entering the building. A color scheme of red, black and white had already been established in the large recreational room off of the same hallway, therefore selections needed to flow well with what was already in-house.
